Who is PropNet designed for?

UK landlords who manage their own properties, plus Airbnb and holiday-let hosts. If you want a simple way to keep rent, costs and receipts in one place, it's for you. It isn't full accounting software.

Does it work on mobile?

That's what it's built for. PropNet runs in your phone's browser and you can add it to your home screen so it opens like any other app. There's nothing to download from an app store. It works on iPhone and Android, and on a computer too.

Can I manage multiple properties?

Yes, with PropNet Pro. The free plan is for one property. Pro gives you unlimited properties, and you can split shared bills across them.

Does it store receipts?

Yes. Take a photo of a receipt or invoice when you log an expense and it stays attached to that entry, on your phone.

Does it submit my tax return?

No. PropNet is a record-keeping companion. It organises your figures and gives you an SA105-style summary to check with your accountant or copy into your own return. It doesn't send anything to HMRC.

Is it HMRC-approved?

No. PropNet isn't HMRC-recognised software and it isn't Making Tax Digital software. If you need to file through Making Tax Digital, you'll need recognised software for that part. PropNet doesn't give tax advice, so please check your figures with an accountant or HMRC guidance.

How is my data stored?

Your records are saved in the browser on your own phone. There's no PropNet account, and your records aren't sent to us. When you activate Pro, the app only checks your licence key with Lemon Squeezy. The flip side is that we can't recover your data for you, so make regular backups. The app reminds you.

What happens if I change phones?

Save a backup file from the app on your old phone, then open PropNet on the new phone and restore it. If you have Pro, enter your licence key again. It works on up to 3 phones, and you can deactivate an old one in the app.

On iPhone, add PropNet to your home screen first, then restore your backup inside it.

Can I get a refund?

Yes. If it isn't right for you, email us within 14 days of your first purchase for a full refund.
